Who are Coomera Realty Pty Ltd

We are an independent family owned and operated Boutique Agency, 100% Australian and local to the Northern Gold Coast. Established since 1991 and in operation at Oxenford since 2002, we are located in the heart of the thriving business centre of Oxenford Central with a professional team of 3 experienced Licensed Real Estate Agents, 2 experienced Sales Consultants, 2 Personal Assistants to Sales Administration & 2 Senior Property Managers; all of whom have a proven ability within the Real Estate Industry and are able to provide our clients with service beyond their expectations. 

With our main focus on the Northern Gold Coast suburbs of Oxenford, Coomera, Upper Coomera, Maudsland, Guanaba, Wongawallan, Willow Vale, Hope Island, Pimpama, Ormeau, Helensvale, Pacific Pines, Gaven, Mount Nathan & Clagiraba; we specialise in both Sales and Rentals. Why Advertise?

Unless you're sure you've attracted as many purchasers who are ready, willing and able to buy your property, you'll always wonder whether you could have put thousands of dollars more into your pocket, instead of giving it to the new owners in the equity you lost. Advertising attracts more enquiry from serious buyers. Provided you have an Agent with good negotiating skills, you end up with thousands of dollars more than if you didn't promote properly. We believe it’s not an Agent’s duty to pay your advertising costs and beware the Agent who agrees or offers to pay for advertising because they have a conflict of interest. They must get a sale at any price, to recoup their investment. 

For instance: When you go to any professional, like a Doctor, you pay them a fee for their time, experience, advice and expertise. The prescribed drugs are an additional investment to get you well. It pays to advertise your property properly as the more exposure your property receives in the open public market place the more enquiry you shall receive form all varieties of buyers.

WHEN... should your home be released to the market?

As soon as possible. Your sales person will liaise with you in all matters associated with the sale process and you will be provided with a marketing report on a weekly basis. In addition you will have the added value of our in-house marketing and public relations ensuring the marketing exposure for your property is maximised.
 
Suggested Schedule:
 
1. Marketing Preparation 10-14 days (weather permitting)
2. Marketing and Promotion 4 to 5 weeks
3. Sale Date 5-8 weeks
4. Settlement Negotiable - suggest minimum 60 days or longer if possible
 
OUR COMMITMENT
 
The co-ordination and marketing timeframe starts from the date that Coomera Realty Pty Ltd is instructed to proceed.
 
a)      The final budget for the marketing investment is to be approved at this time.
b)      The investment is paid to Coomera Realty Pty Ltd prior to the commencement of  marketing.
c)       An EXCLUSIVE agency agreement for a pre-determined time is signed between you and Coomera Realty Pty Ltd , as per the Listing Authority (PAMD 22A).
d)      Coomera Realty Guarantee: When Coomera Realty Pty Ltd is your EXCLUSIVE agent, you will discover our commitment to providing unsurpassed service.
